The order was to develop a commercial project in the old grounds of railways which are located in the Puerto Montt, X region, narrow ground with a length of more Riverside 200 metres facing the sea. The challenge was to reconcile the uses simultaneously in the same building, with great flexibility diversity to accommodate uses that appeared in time without being considered with a construction of high-density located on land with water to little plates depth.

Located in the center of puerto Montt, in the Riverside, with great sea view. In the ground was necessary to resolve the commercial plaque interrupted by an existing pedestrian continuity.Were generated floors with peak pedestrian slopes below and above of such street taking special care with not harm 2 relevant themes in commercial architecture: continuity and comfort of a pedestrian traffic on the floor with slopes and demanded commercial necessary heights by appropriate operators and spatial mind.

The programmatic complexity of the building consists in a trade plate 5 levels on which stand out in isolation a 6 floors with 100 rooms facing the sea, and two hotel towers of twin offices isolated with a 500 m 2 and 15 floors height .in plant plaque distributed 3 stores by Department (FALABELLA, Paris, Ripley) Johnson and the polar, 6 rooms cinemas, hypermarket, food, patio Smaller shops, courts of Justice, education AIEP Institute, areas of game, gym and administrative offices. Furthermore considers 3 levels underground parking.

The project does not search collect an architecture regionalist but display insights into contemporary, taking into account the scale, the size and the programmatic mix that corresponds to a modern building large complexity. Commercial centres are relatively new urban options as a concept, a good choice of public spaces protected meeting citizen in extreme climates.In its interior materials were used as a laminated wood structures white metal with expresses concern for the use natural light and views, and the use of modern technologies with complex facilities to resolve the problem of extreme climate systems and responding the needs of usability of existing programmes.
